We recently carried out a building inspection in the Bayside area and during an inspection of the sub floor frame we came across the photograph above.

The photo shows a timber bearer which is a load bearing timber member that supports floor, joist, walls.  The bearer has slipped from the stump and now there is no support.  Internally the floro levels had dropped 49 mm and the walls had cracked.

This shows that getting a thorough building inspection prior to sale is of the utmost importance as defects present can cost thousands of dollars to repair.

Equally important is that the sub floor and roof frames must be inspected as no one ever goes into these areas.  The sub floor is the most important because this is where we see shower and bathroom leaks which will never be seen from inside the bathroom.
