Over the many years we have been operating we have found that the majority of expensive fixes to any home normally become evident once the sub floor is inspected during a pre-purchase inspection.  Unfortunately in some cases it is impossible to inspect every area of a sub floor as a lot of homes in Melbourne are constructed low to the ground, have heating ducts throughout or don’t even have an access door to enter.  In these cases we recommend an invasive inspection be carried out and in some cases this can mean lifting the floor.  As the house is for sale this is not going to happen and thus, presents a risk that defects may become apparent when the sub floor is entered.  Some buyers are willing to accept the risk, some are not.

We have had one or two incidents in the past where 3-4 years after we inspected the home the owners have had trades in or are doing a renovation and some defects have become apparent like old leak damage top floor from a past shower leak and damp sub floor soil.

The most expensive issues that may become apparent in a sub floor and inadequate or decayed timber stumps ($20-30K), leaking wet areas due to inadequated water proofing, Extensive termite damage, yellow mould and water ponding due to drainage issues.
