The importance of a thorough building inspection carried out by a qualified building inspector in Melbourne can not be overlooked, especially under the home and in the roof.

Mr Inspector conducted 11 building inspections in St Kilda alone in April, 2014 with varying building inspection results.

Typically St Kilda and Elwood is a very popular area for the young and the adventurous with great cafe’s and restaurants and close to the beach.

From a building inspections perspective most homes are older solid brick, Californian bungalow style in some very nice tree lined streets.

Two of the building inspections in St Kilda revealed some old termite damage to the sub floor framing but no live termites were found.

One house  inspection in Elwood showed rising damp indicators – lower internal wall paint decay and excess moisture readings were found with the Tramex moisture meter.  See Building Inspection photograph below.  Rising Damp is caused normally by a breach of the damp proof course or deterioration of same.  In older homes the damp proof course is usually a bitumen compound between two brick courses below floor level and acts as a barrier to moisture as it rises up the mortar.  Once you see rising damp in the home the damp proof course needs to be re-instated by a damp proof specialist and can be quite expensive, especially if the entire home needs to be done.

In older brick homes that we inspect in the inner city suburbs  it is not uncommon for us to find some rising damp problems, especially around fire places.

Another Building Inspection in St Kilda East showed some poor workmanship issues with the footings under the home.  Some stumps were not installed and one section of the floor was being held up by a lump of timber and a jack.
